Addressing Problems

Talk with your landlord on a regular basis even if there are no problems with your property. This will indicate to him/her that you are a serious and interested tenant and will help you maintain a good reputation.

Keep the lines of communication with your landlord open. If there is a problem either with the property or other tenants, let your landlord know in a calm and polite way.

To avoid disputes, misunderstandings, or miscommunications, get everything in writing. Keep a Communications Log between you and your landlord or roommates. If you communicate with your landlord and do not receive a timely response, write a short follow-up note restating your problem or concern. If the issue persists, send a final letter. If no resolution occurs, contact the Louisiana Attorney General’s Office Consumer Protection Section. The toll-free number is 800/351-4889.

Learn about the safety of your building and the neighborhood in general and know if/how your landlord is responsible for ensuring your safety. If a crime is likely to occur in your area, your landlord may be obligated to take measures to protect you and your property. Check your state and local laws. Refer to the Laws and Regulations section on this website for more information.
